Which Wynnewood you are actually in

Wynnewood is unincorporated. It is neither a borough nor a township, and the Census Bureau only defined a census-designated place for it in 2023. It straddles Lower Merion Township in Montgomery County and Haverford Township in Delaware County, so the answer to almost every money question here starts with which side the parcel is on.

These pages are written for the Lower Merion side: Lower Merion School District, a Montgomery County assessment, a Montgomery County appeal board, a 2.000% transfer tax. That is not a door closing. A Pennsylvania mortgage license covers Pennsylvania, so a house on the Haverford side is still a call worth making; the lender just needs to be told, because a different county means a different bill from top to bottom.

The landmarks are on this side. Lankenau Medical Center, the Wynnewood Shopping Center at 257,000 square feet since 1949, St. Charles Borromeo Seminary, Palmer Theological Seminary and Friends’ Central School. So is Wynnewood station at 67 East Wynnewood Road, with 239 parking spaces, the largest lot of the four Lower Merion stops on the Paoli/Thorndale Line, in a building put up in 1870 by Wilson Brothers for the Pennsylvania Railroad. Peak runs reach Suburban Station in 23 to 26 minutes on the July 5, 2026 timetable, and Merion, one stop closer in, does it in 19.

There is a mnemonic for the original stops, out from Philadelphia: Old Maids Never Wed And Have Babies, for Overbrook, Merion, Narberth, Wynnewood, Ardmore, Haverford and Bryn Mawr. It is a railroad timetable turned into a sentence, and it is still roughly the stopping pattern.

On the Haverford side, none of that applies. Delaware County’s assessment base, Haverford Township’s rate and Haverford School District’s millage produce a different bill on a different arithmetic, and this site does not publish those figures because it has not verified them.

Two more, both flat on the Montgomery side. Lower Merion Township levies no earned income tax at all, township or school district, in the state’s 2026 register. And realty transfer tax is 2.000% at every Montgomery County address; the rate moves at the county line, reaching 4.578% in Philadelphia and 2.5% in Radnor and Upper Darby.

Note the geography on that figure: ZIP 19096 crosses the county line, so the median mixes two school districts and two assessment systems into one number.

Nobody has published a dependable age profile or construction-type split for Wynnewood, so this page will not offer one. What is on the record is that Lower Merion Township was settled in 1682 and incorporated in 1713, and that the station building dates to 1870. Old houses are certainly here; which one you are buying is the only version of that question a lender can act on.

Where a house is genuinely old, the file turns on systems: knob-and-tube and cloth wiring, galvanized or lead supply lines, oil tanks, asbestos, slate roofs.
