Nothing to dig out of a drawer
No paperwork is needed to make this call. Knowing roughly what comes in each month, roughly what goes out on other debts, and roughly which township you are shopping in covers it. Three roughlys in one sentence, and every one of them is pulling its weight.
The questions, in order
- Purchase or refinance, and whether this is the first one
- Which township or borough the house sits in, or where the search is
- The price you have in mind, and what is set aside toward it
- Timing: under contract already, a few months out, or someday
- How the credit looks from where you are sitting
Four things that will not happen
No rate gets quoted at this end, because that belongs to the lender. No credit file gets pulled. Your number does not go out to a dozen companies. And nothing about a loan is decided here. One licensed Pennsylvania lender calls you back, usually the same working day, and by the end of the next working day at the outside. Should that lender go quiet on you, ring this number again and we chase it down.
How the line runs
Every call is answered, at every hour of the year, and none of it is a queue. Recording is announced in the opening sentence, and you are asked whether that is all right, because in Pennsylvania a recording needs everybody on the call to agree to it. Then the questions above, one at a time, with room to ask your own. Before the call ends the callback permission is read out loud, whole. No menu tree, no hold music, and no voicemail at the end of it. What the first call is like is written out at length.
