Why every page asks which township
Because Montgomery County is not a place. It is sixty-two municipalities that share a courthouse, and the line between two of them decides your school district, your millage and whether there is an earned income tax. Two houses a quarter mile apart can carry very different monthly numbers for reasons neither buyer can see from the listing.
The clearest case of it is a mailing address. "Ambler, PA 19002" covers land in the borough and in five townships around it. Same envelope, same county assessment base, and a spread of roughly $2,500 a year in property tax between a house in the borough and one in Upper Dublin — almost all of it the school district rather than the municipal line.
That is where people get caught. Not on the rate — on the line item nobody mentioned until the closing disclosure. So the pages here are organized by municipality rather than by loan product, and the first question on the phone is which township or borough, not what is your credit score.
